Recorded sales, not asking prices
NOBIAT uses available Dubai Land Department (DLD) transaction records for Dubai sales research. Dubai property transaction data describes recorded transactions, not a live list of homes available to buy. A historical sale is different from a current asking price, a developer launch offer or a valuation. NOBIAT lets you explore available building records on the map; it does not broker a purchase or guarantee a price.
Dubai apartment, villa and townhouse prices
Start with the property type, bedroom count and area where these fields are available. Comparing a small apartment with a villa can produce a misleading headline median even when both transactions are correct. A project may contain several property types, and some source records have missing bedrooms or are classified as land. Unknown fields remain unknown; the project name alone does not establish the unit type.
Square feet, square metres and price per area
One square metre is approximately 10.764 square feet. Check whether a displayed size is a rounded group label or the observed area of an individual record. The recorded area may not be a verified built-up or internal floor area, particularly for land and villa records. Price per square foot and price per square metre are only comparable when the price and area describe the same basis.
How to research a building on NOBIAT
Open the property map, choose Sale and search for a building or project. Narrow the available records using the price, property-type, bedroom and period filters. Open the building detail and examine a unit-size group, the transaction dates and the number of observations. Where available, use the building comparison feature to inspect similar groups across properties.
What a median does—and does not—tell you
A median summarises the records in the selected group. It is not a price quote for every apartment in the building. A different unit mix, a small number of records or one unusual transaction can change the picture. Compare similar periods and unit groups, and read the underlying records rather than relying on a headline number alone. No data means no matching records are available in the current view, not a property value of zero.
